thank you for your question as to whether which expression is more accurate lease options or property options. lease option seems to be the more popular phrase and is what most people put into Google when they search for information about this type of property investment. I feel that the expression property options is more accurate because most property options do not involve lease in the UK. In the US it is often true that this style of property investment involves an actual lease. Lease option investing has come to us from commercial contracts in which the use of leases is very widespread.
You will see that in our lease options made simple website we often used the phrase property options and this is so that those who are looking for information on this type of investing strategy can find important information. Possibly with time The expression property options will become more popular.

Amazing website very user friendly on subject that is so easy to get confused by.I know you cover teachings and trainings on subject.However my question be so kind to answer is do you or your company actually assist or provide a service or facility to potential investors like myself. In terms of helping them purchase property via lease option.Or if not is there a uk company that you’d recommend. For example I have deal at moment to purchase a property thats valued at £120k however agreed sale at £79k with seller.Now my only way is creative way via purchase price asking price at FMV if get where am going with that.However I don’t have confidence in lenders as they are lately.And am trying to think outside the box towards this deal. And wondering is there an active uk company that helps investors structure deals in hands on way.

I have just come across your website and found it very easy to navigate and refreshingly easy to understand plain English.
Over the next 6 months I am planning to purchase a flat in London using rent to buy, but also plan on making further acquisitions thereafter to build a portfolio. My objective is to create a £1 million + equity base in 10 years, probably £2m if you take into account inflation.. Having previously build a portfolio the traditional way, I am keen on avoiding pitfalls such as subsidising my investment for possible future growth!
I am keen on the idea of option to buy with a long lead time say up to 10 years. Also interested in being able to sell my option on if I choose within that period. Am particularly interested in the London market although happy to keep an open mind. Maybe I should attend one of your course or at least buy your book? I have a lot to learn! Robert

There are pitfalls to investing this way too, of course, but in many respects I’d say they are easier to manage and avoid than with traditional property investment techniques. Hello Wendy and Mark, I’m looking forward to attending your forthcoming 2-day workshop in May. I’ve recently been running a campaign, targeting properties being marketed by local Estate Agents, and had a response from a lady about to be divorced from her husband. Their property has been on the market for over 6 months and the selling price has been reduced from £175k to £155k over that time (11% Discount on MousePrice). The owners need to move on, but into separate rented accomodation, they still have much of their mortgage outstanding but reckon that they need £10k each (as £20k equity release) from the sale of their property, to move on. Can you enlighten me as to whether it would be feasible to work this one as a Lease Option Agreement of some kind? Thanks.

We are both looking forward to meeting you in London May 14th and 15th for our two day workshop. It will be fun – and very informative! The situation you describe is challenging to make work with a lease option because both parties have a need (and expectation) of cash out up front. The amount is prohibitive too, since it would be difficult to find a tenant buyer with this sort of money as a deposit. What you find, though, is that sometimes one partner is soft on what they need right now. There are some strategies that may work, but at the end of the day it all comes down to the level of motivation of the sellers. We’ll be discussing questions like this in more detail at our workshop. I have been trying to get into lease options for some time . I have one worry, I realise that if you take over a property with a mortgage, you pay this on behalf of the owner and let the property out and reap any benefits. What happens if the mortgage rates rise (which does seem inevitable) unless there is the opportunity to increase the rent, you will be losing money (as I am doing with one property I own now) Advice please Joe Brand

Thanks for leaving a comment on the website, we really appreciate feedback and welcome questions any investors have on lease option investing. I can understand your concern, because we are all too aware that interest rates will go up. There are a few things that you will want to consider in order to invest successfully using lease options:
1. Always stress-test the deal. This means, try to project what could happen to to your payments if the interest rate rose and you had to pay 7%! Does the deal still make sense?
2. Look for ways to maximise your rental return. There are a number of letting strategies which will allow you to collect more than the generally accepted market rent for the property. Rent to buy (also called rent to own) is one of them. By using a shorter term agreement with a tenant-buyer you may be able to avoid huge rate hikes, since the option will be exercised within 12 – 24 months. (Take a look at our Lease Option Investor Handbook for more detail on this simple but very effective strategy). Another way to maximise your rental return is to multi-let the property – though this can be very time consuming and demands good management skills or a good lettings agent. Property investing is powerful, but not easy, by the way!
3. You could agree that if a rate rises above a certain level then the seller will contribute the difference (I have a host of these set up and it can turn a damp squib into a bright star of a deal). Be sure your seller is not in financial distress.
4. Target property with little or no mortgage. Believe it or not, about 1 in 5 properties in the UK is mortgage free! Now if you target those sellers, you will never have a problem with rate rises!

I would just like to provide a very personal testimonial to the quality of the education provided by both Mark and Wendy.
